Residential & Consumer Underwriter
What to Expect as a Residential & Consumer Underwriter:
The Residential & Consumer Underwriter is responsible for analyzing, underwriting, and making credit recommendations on consumer and residential mortgage loan requests in accordance with bank policy, regulatory requirements, and risk management standards. This position evaluates borrowers' creditworthiness, repayment capacity, collateral adequacy, and overall risk profile while ensuring compliance with lending guidelines and applicable regulations.
What You’ll Contribute in This Role:
Consumer Lending
Underwrite consumer loan requests, including but not limited to:
Personal loans
Auto loans
HELOCs and PLOCs
Cash-secured loans
Other consumer credit products
Review credit reports, income verification, debt obligations, and repayment capacity.
Calculate debt-to-income (DTI) and other underwriting metrics.
Structure loans and identify policy exceptions with supporting rationale.
Residential Mortgage Underwriting
Underwrite:
Portfolio mortgage loans
Construction-to-permanent loans
Analyze tax returns, W-2s, bank statements, and asset documentation.
Review appraisals, title reports, insurance, and collateral documentation.
Calculate LTV, DTI, residual income, and other qualifying ratios.
Apply portfolio underwriting and manually underwrite large and/or complex residential loans involving multiple collateral properties and borrowers with complex, sophisticated, and/or unique financials
Credit Risk Management
Assess borrower willingness and ability to repay.
Evaluate collateral adequacy and marketability.
Identify fraud indicators, credit weaknesses, and emerging risks.
Recommend approval, denial, or approval with conditions.
Compliance & Documentation
Ensure compliance with:
TILA
RESPA
HMDA
Fair Lending
ATR/QM requirements
Internal credit policy
Maintain complete loan files and documentation.
Communicate approval conditions and documentation deficiencies.
Collaboration
Partner with:
Loan Officers
Mortgage Originators
Credit Administration
Loan Operations
Appraisers
Closing Agents
Participate in loan committee discussions as needed.

What You’ll Leverage in this Role:
Education and Experience
Bachelor’s degree required, preferably in Finance, Accounting, Business, Economics, or related field
3-7 years of consumer and/or residential mortgage underwriting experience
Experience with conventional and portfolio mortgage underwriting.
Community banking experience preferred.
