The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. Property Management works closely with our residents, our community partners, and their fellow MidPenners, including close collaboration with our Resident Services team.
Maintenance Lead
Under the direction of the Community Manager, the Maintenance Lead is responsible for the oversight of the maintenance operations for the communities they are assigned. The Maintenance Lead ensures a safe, secure and comfortable living environment for residents, visitors and staff.
Responsibilities:
Lead daily maintenance operations, including staff scheduling, training, and performance management.
Identify and manage vendor selection and oversight of vendor work, including getting and reviewing bids
Perform and oversee repairs in electrical, plumbing, carpentry, painting, and appliance maintenance.
Prepare units for move-ins, move-outs, and annual inspections; maintain accurate maintenance records.
Ensure cleanliness of common areas and assist with custodial duties as needed.
Manage inventory, equipment, and supply procurement; maintain manuals and parts lists.
Coordinate contractor work, bids, and ensure compliance with safety, Fair Housing, and company standards.
Implement preventive maintenance programs and monitor property conditions for safety and upkeep.
Participate in on-call rotations for emergency coverage and complete required certifications and training.

Previous experience managing a team and vendors
Strong written and verbal communication skills
Proficient in Microsoft Office and basic computer applications
Ability to coach, mentor, and build positive relationships with staff, residents, and vendors
Knowledge of affordable housing inspections (REAC, TCAC, MOR) and regulatory compliance
Excellent organizational and time management skills
Capable of performing physically demanding tasks and working in varied weather conditions

Education and Experience
High School Diploma and five years’ experience with maintenance, landscaping, irrigation systems, interior/exterior painting, rough and finish carpentry, replacement of flooring/glass, lock assemblies and extensive plumbing knowledge, or an equivalent combination of education and relevant experience
Must have three years’ supervisory experience with demonstrated knowledge in overseeing work crews and apartment turnovers
PAY RANGE
$27.00 - $30.38 Hourly - Pay based on applicable experience and qualifications
