Property Operations Specialist
The Operations Specialist supports the Associate Director of Property Operations at MidPen Housing by ensuring properties run efficiently and remain financially healthy. This role partners with Community Managers to maintain low vacancy and delinquency rates, while solving daily challenges, improving processes, and enhancing the resident experience through collaboration and hands-on problem-solving.
Responsibilities:
Maintain low vacancy and delinquency rates by managing application, intake, and rent processes across assigned properties.
Coordinate with Community Managers and external partners to ensure timely referrals and a healthy applicant pool.
Support application processing by reviewing files for compliance, guiding residents through eligibility, and expediting move-ins.
Manage subsidy and rent adjustments by posting payments, verifying balances, and correcting errors with Housing Authorities.
Enforce delinquency policies including notifications, legal submissions, and ledger clean-up for write-offs and repayment agreements.
Monitor property performance through occupancy and delinquency reports, and recommend process improvements.
Provide operational support during onboarding, high-demand periods, and staff absences, both on-site and remotely.
Collaborate regularly with Community Managers and leadership to align on goals, streamline processes, and share best practices.

Knowledgeable and certified in Fair Housing laws
Experienced with property management software (RealPage preferred)
Skilled in Microsoft Word, Excel, and Outlook
Education and Experience
High School Diploma or GED and two (2) or more years of Property Management experience and/or training, or an equivalent combination of education and relevant experience
Two (2) or more years of multi-family residential management experience or minimum two (2) or more years of Affordable Housing experience
Tax Credit Specialist or Certified Occupancy Specialist certified
Pay Range
$33.46 - $37.64 Annual Salary - Pay based on applicable experience and qualifications
