THE WORK

As a Workplace Project Manager, you will be responsible for delivering tenant improvement projects across Ripple's expanding global portfolio in an exciting, fast-paced environment. You will own each project end-to-end, from reconfigurations to new office locations. Leading external teams and collaborating with internal groups, you will deliver exceptional spaces for Ripple's expanding global community.

It's a hands-on role with real commercial accountability, working across markets, and time zones.

This role will report to the Senior Manager, Design and Construction.

WHAT YOU'LL DO

Manage a portfolio of concurrent tenant improvement projects across Ripple’s growing global footprint, spanning domestic and international markets, owning all facets of delivery from planning and design through construction, occupancy, and closeout.

Lead and manage outsourced delivery teams — architects, engineers, cost consultants, third-party project managers and PMO teams, general contractors, and vendors (furniture, moves, EGD, art), holding them accountable to design intent, budget, and schedule commitments, while resolving project-level issues as they arise.

Define the project charter and develop scope of work, budget, schedule, procurement and delivery strategies, and cash flow.

Cross-functionally partner with Workplace Operations, IT/AV, Security, Legal, and Business Unit stakeholders to establish program requirements and coordinate workflows to ensure project harmony and compliance throughout the project life-cycle.

Lead bid leveling and participate in negotiating contract terms and commercial conditions with consultants, contractors, and vendors.

Own project budget and schedule end-to-end, developing and managing cost estimates, tracking spend and progress against approved budgets and timelines, and reporting variances to leadership with corrective action plans to bring projects back to plan.

Manage the change control process by assessing change requests for impacts to scope, budget, schedule, quality, and risk, securing approvals, issuing change orders, and formalizing all changes within agreed timeframes.

Administer project financial workflows for purchasing, change orders, and payments, working in conjunction with Accounts Payable and FP&A to maintain accurate project accounting and cash flow and ensure timely payment to consultants and vendors.

Identify project risks and develop mitigation and contingency plans, partnering with internal stakeholders and consultant teams to maintain the project risk register and monitor mitigation treatments through to resolution.

Operate within Ripple’s project governance framework, maintaining documented approvals, auditable records, and transparent reporting throughout the project lifecycle.

Prepare and present status updates, budget summaries, and risk assessments to internal leadership, facilitate project meetings, and maintain communication that keeps all parties advised.

WHAT YOU'LL BRING

Minimum 10 years of experience managing interior tenant improvement and commercial construction projects.

Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field, or equivalent professional experience.

Proven track record managing projects with values ranging from $100K to $50MM and above.

Demonstrated cost control experience including budget development, estimating, cost tracking, change order review and negotiation, and variance reporting, with a working understanding of scheduling, contract administration, procurement, and project accounting.

Experience managing architects, engineers, general contractors, and cost managers, holding them accountable to scope, budget, and schedule, with strong bid leveling, negotiation, and contract management capabilities.

Solid command of project management methodologies, principles, and best practices, with strong planning, coordination, and problem-solving skills.

Extensive knowledge of interior construction scopes and systems — millwork, finishes, lighting, AV/IT, MEP, and specialty installations, including construction methods, materials, and sequencing, with the ability to read and interpret architectural, MEP and Telcom drawings and specifications.

Exceptional attention to detail, with the ability to review shop drawings, material samples, and installation details.

Proven ability to manage multiple concurrent projects in an ambiguous, fast-changing environment, with strong prioritization, self-management, initiative, and meticulous organization, paired with the analytical judgment to synthesize complex information and address issues before they escalate.

Strong written and verbal communication and business presentation skills, with comfort presenting to senior leadership and negotiating with external partners.

Experience with project management software, construction documentation platforms, and enterprise procurement and financial systems (e.g., Oracle ERP or comparable), with proficiency in Google Workspace (Sheets, Docs, Slides), MS Office Suite (Excel, Word, PowerPoint), and collaboration tools such as Slack and Teams.

Willingness and ability to travel domestically and internationally up to 35% of the time.

Preferred Qualifications

PMP, CCM, PE, MRICS, or equivalent industry certification.

Client-side owner’s representative or in-house corporate real estate experience, ideally within a workplace or real estate team at a technology, financial services, fintech, or other fast-paced sector environment.

Experience with international project delivery frameworks in addition to US-based delivery methods.

Experience working with an outsourced PMO or managed services model.

Experience supporting due diligence, lease review, or landlord/tenant coordination processes.

For positions that will be based in NY, the annual salary range for this position is below. Actual salaries may vary based on numerous factors including, among other things, an individual applicant’s experience and qualifications for the position. This range does not include equity or additional compensation, such as bonuses or commissions.

NY Annual Base Salary Range

$132,000—$165,000 USD
