Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group—whose 30-year track record includes over $25 billion in real estate transactions—the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US.

About the Role

Speed Bay Warehouse Solutions is seeking a Senior Associate, Portfolio Management to take ownership of asset and portfolio performance analytics as the firm continues to grow its industrial portfolio. This is an individual contributor role with team leadership responsibility, and a lot of runway for performance-based growth, bridging asset management analytics with high-level portfolio optimization to maximize value across a rapidly growing platform.

The Senior Associate, Portfolio Management will lead valuation and business planning processes, lead portfolio-level reporting, support the Company’s debt capital market efforts, and support the SVP, Portfolio Management and the CFO in ad hoc financial analysis. This person may also lead a small team of Analysts, reviewing their work product and supporting their professional development.

The ideal candidate has a seasoned financial analyst background with deep experience in commercial or industrial real estate, a track record of leading complex financial analysis, and the judgment to serve as a trusted advisor to senior management.

Key Responsibilities

Portfolio Performance & Business Planning

Own the performance monitoring of an assigned asset portfolio against business plans and budgets; lead the preparation and periodic refresh of business plans for each asset.

Direct market research and competitive benchmarking efforts, translating findings into actionable recommendations for senior management and investment committee.

Oversee monthly operational and financial reporting from in-house property management, leasing, and asset management teams, identifying variances and driving corrective action.

Financial Modeling & Valuation

Lead the development of complex asset-level and portfolio-level financial models in Excel, including cash flow forecasting, debt covenant and other financing related analyses, return metrics, and scenario/sensitivity analysis.

Lead the quarterly and annual asset valuation process end-to-end, including methodology, supporting documentation, data analysis, and re-forecast reporting.

Lead portfolio investor reporting, ensuring accuracy, consistency, and timeliness of deliverables to investors and senior management.

Portfolio Optimization & Cross-Functional Collaboration

Identify and drive execution of value-creation initiatives through analysis of operating expenses, rent rolls, and capital improvement programs.

Partner closely with property management, acquisitions, finance, and accounting leadership to ensure consistent execution of value-creation strategies across the portfolio.

Contribute to strategic initiatives and process improvements across the asset management platform, including technology and reporting enhancements.

Asset Data & Systems Management

Ensure the integrity of portfolio management databases and systems, including asset model preparation and review, debt modeling, investor reporting, and portfolio-level modeling.

Qualifications

Bachelor's degree in Finance, Business, Real Estate, or a related discipline required; MBA or relevant advanced degree a plus.

Minimum of 5+ years of experience in commercial real estate, asset management, portfolio management, or investment analysis, with industrial experience preferred.

Expert-level proficiency in Excel-based financial modeling.

Experience with ARGUS Enterprise a plus.

Demonstrated track record of leading portfolio performance analysis, building complex financial models, and driving data-driven investment recommendations at a senior level.

Experience presenting to senior management and/or investment committees.

Experience leading, managing, or supervising a small team (e.g., Associates and/or Analysts) required, including delegating work, reviewing output, and supporting professional development.

Excellent written and verbal communication skills; able to clearly summarize and present complex information to senior stakeholders.

Strong organizational skills and attention to detail; ability to manage multiple projects and competing deadlines with minimal oversight.

Ability to work independently, exercise sound judgment, and lead cross-functional collaboration.

Professionalism and relationship-building skills in a dynamic, fast-paced work environment.

Ability to anticipate needs, think critically, and proactively offer solutions.

Proficiency in Microsoft Office Suite.

Compensation

The annual full-time base salary range for this role is $130,000 – $160,000. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
