Maintenance Technician
MAINTENANCE TECHNICIAN
The Maintenance Technician performs technical and mechanical tasks to ensure that the property's buildings, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards.
RESPONSIBILITIES INCLUDE:
Completing work orders for resident requests and preventive maintenance.
Conducting inspections to ensure quality and address property needs.
Preparing vacant apartments for new tenants.
Managing inventory and ordering supplies.
Maintaining documentation.
Assisting in grounds upkeep.
Supporting cost-cutting efforts.
Participating in safety protocols.
This position will participate in a rotating on-call schedule, requiring weekend, evening, and morning availability.
QUALIFICATIONS REQUIRED:
The ability to diagnose and repair mechanical issues within buildings and common areas
This includes troubleshooting problems, making repairs in compliance with safety standards and codes, and performing preventive maintenance to ensure functionality.
Thoroughness in completing tasks such as pre-move-out inspections, maintenance work orders, and documentation
Managing inventory, scheduling vendors and contractors, obtaining supplies, and keeping track of materials used
Adhering to safety protocols and regulations, participation in safety meetings, and prompt reporting of accidents or incidents
Effective communication with management, residents, vendors, and contractors is necessary for coordinating work, addressing concerns, and ensuring that property needs are met efficiently.
Must have or be willing to obtain EPA certifications Type I and II or Universal for refrigerant recycling
Must have valid driver’s license to operate a golf cart on the property
High School diploma/GED and related experience and/or training
